Leonard Rice Engineers, Inc is a consulting service firm that manages the planning and development of water rights, groundwater, modeling, environmental sciences, civil engineering, and resource planning.
This project is comprised of an interior remodel and exterior face lift for four floors and atriums of a building originally constructed in 1915. The scope of work required thorough research into past permitting and building codes in order to bring the project to today’s standards. The extensive research from our architects into the archives of 1915 in order to pass permitting boiled down to finding one microfilm document regarding the atrium level approval in 1915. The 1915 approval occurred in a 30 day window between amendments. This project was not intended to become a green building; however, the repurposing of the structure (old manufacturing building), and added exterior revisions improved overall efficiency of the building.
